What the listing photographs reveal, room by room
Every property analysed through PropDetect has its listing photographs read room by room, and each room comes back with labels for what the photograph shows. This page counts those labels across 63,320 photographs of 4,423 properties, 41,759 rooms in the five room groups below, a median 14 photographs per property. Every count says how many rooms of that type it is out of, and how many of the flagged rooms were assessed as needing work, because a flag and a job are different things.
The headline is that UK stock for sale is dated far more often than it is damaged. Dated units, worktop or splashback are flagged in 3,637 of 8,746 kitchens (41.6%); dated fittings in 2,287 of 5,854 bathrooms (39.1%); a dated gas fire in 979 of 10,627 living or dining rooms. Damp, mould or condensation is flagged in 4.0% of bedrooms. Measured 14 September 2026.

What the tables say
- Recently refurbished is the most common label in every room type, and a few of those rooms still needed work: 772 of the 8,452 bedrooms flagged that way, 316 of 3,791 kitchens. A fresh coat of paint over a dated worktop is still a dated worktop.
- The bathroom damp flag is mostly ventilation. 386 bathrooms carry a damp, mould or condensation label and 114 of them were assessed as needing work, against 496 of 580 bedrooms. Condensation on a bathroom wall is a fan; a damp patch by a bedroom skirting is a job.
- Exposed wiring is rare, and in a bedroom it is always a job. 106 of 14,491 bedrooms carry an electrics flag and every one of them was assessed as needing work.
- A dated gas fire is a living room fixture. 979 of 10,627 living or dining rooms, 9.2%, and 765 of those became a cap-and-remove line.
How these figures are produced
Each listing photograph is assessed room by room, and the assessment attaches short free-text labels for what it can see: 1,264 distinct labels across the base. This page groups them by keyword, and the keywords are printed so the grouping can be checked and argued with:
- Recently refurbished or freshly decorated: any label containing recently refurbished, fresh paint, clean condition, good order, newly.
- Damp, mould or condensation: any label containing damp, mould, mold, condensation, water stain.
- Dated kitchen units, worktop or splashback: any label containing dated doors, dated carcass, dated worktop, dated splashback, dated units, dated kitchen.
- Dated bathroom fittings: any label containing dated tile, coloured suite, over-bath, electric shower, dated suite, dated bathroom.
- Worn, dated or bare flooring: any label containing carpet, laminate, vinyl, floorboards, flooring.
- Wallpaper, scuffs, peeling or patchy paint: any label containing wallpaper, scuff, peeling, flaky, patchy, marked paint, dated wall paint, artex, plaster.
- Dated gas fire: any label containing gas fire.
- No extractor or poor ventilation: any label containing no extractor, recirc, ventilation.
- Exposed wiring, electrics or sockets flagged: any label containing exposed wir, wiring, electrics, consumer unit, sockets.
A room counts once per category however many of its labels match. Needing work is the assessment's own flag for the room. How the photographs are read, and what the read cannot see, is set out in the room assessment methodology.

What this data does not say
- Agents choose the photographs. Rooms that are not photographed are not assessed, and the worst rooms are photographed least, so every share here is a floor.
- A photograph cannot see behind plaster, under floors or into a roof. Damp counts are visible staining and condensation, not a survey.
- The labels are a model's reading of a photograph and the grouping is by keyword. A label that says "no damp" would be counted as damp by the keyword; the labels in the base do not use that form, but the method is a keyword match, not a judgement.
- Figures are as of 14 September 2026 and are refreshed from the committed query, never edited by hand.

What is most often wrong with a UK house for sale, from the photographs?
Being dated rather than being broken. Across 8,746 kitchens assessed from listing photographs, 3,637 (41.6%) were flagged for dated units, worktop or splashback, and 2,779 of those were assessed as needing work. Across 5,854 bathrooms, 2,287 (39.1%) were flagged for dated fittings: an over-bath shower with a curtain, a dated tile pattern, a surface-mounted electric shower or a coloured suite. Damp, mould or condensation was flagged in 4.0% of bedrooms and 6.6% of bathrooms. Measured 14 September 2026.
How often do listing photographs show damp?
Damp, mould or condensation was flagged in 580 of 14,491 bedrooms (4.0%), 386 of 5,854 bathrooms (6.6%), 303 of 8,746 kitchens and 152 of 10,627 living or dining rooms. In bedrooms 496 of the 580 flagged rooms were assessed as needing work; in bathrooms only 114 of 386, because the bathroom flag is mostly condensation from poor ventilation rather than damp in the fabric. What a photograph cannot show, behind plaster and under floors, is not in these counts.
Do agents photograph the bad rooms?
Less often than the good ones, which is the limit of this page. The most common label across every room type is recently refurbished: 8,452 of 14,491 bedrooms and 3,791 of 8,746 kitchens. Agents choose the photographs, so these counts describe what is shown, and defects that are not photographed are not counted.
What does the model do with a flag?
A flag is evidence for an element decision: keep, refresh or replace. A dated gas fire becomes a cap-and-remove line; a surface-mounted electric shower becomes a replace-the-shower line; a dated worktop becomes a worktop line.
