What to look for in a deal analysis tool

Strip the marketing away and there are four questions that matter. Does it find deals, or only analyse the ones you bring? How deep is the appraisal, meaning does it stop at yield and stamp duty or does it price the refurb, evidence the end value and model the exit? Does it commit to a judgement, or hand you a spreadsheet and wish you luck? And what does it cost against the time it saves?

Where tools quietly differ most is the middle two. Plenty of software calculates; very little values. A yield figure from an asking price takes one division. A defensible GDV takes comparable sold prices, floor areas and a method for outliers, and a refurb estimate takes actual condition evidence rather than a guess per square metre. Ask any vendor where their end value and refurb numbers come from; the answer tells you whether it is an appraisal or a calculator.

Where each tool genuinely fits (our view)

PropertyData is the researcher's tool. Its local market data, postcode analytics and comparables are the best-known in the UK market, its pricing is fair, and its 14-day no-card trial is the most generous entry point here. Its Deal Analyzer does buy-to-let assessments, but the product's centre of gravity is data you interrogate yourself.

Lendlord is the landlord's operating system. Portfolio tracking, tenant management, open banking, Making Tax Digital submissions, plus deal analysers on the side, with a genuinely free tier. Two things from its own pages worth knowing: its help centre states it does not currently cover Scotland, and it partners with PropertyData for estimates.

Dealsourcr is deal-finding first, with strategy searches from negative equity to R2SA and data back to 2019. It is also the most expensive tool here at its displayed pricing, and its AI analysis is capped at five deals a month on the lower plan.

PropAI is an analyser you feed by hand. Its appraisal of a single property is genuinely deep, with refurb estimation, stress testing and a rating, and at £40 a month it is priced accordingly. It shows no sourcing or alerts on its pages, so finding the deal remains your job.
