Real analyses, published with their evidence

Every example below is a genuine PropDetect analysis of a real listing, published in full: the valuation with the sold comparables behind it, the room-by-room refurbishment, the rent evidence and the verdict. Nothing is trimmed to flatter the method, and deals that fail are shown failing, because an example set that only ever says yes is marketing.

These are analyses run on our own account. Customer analyses are never published.

Oldchurch Gardens, Romford: a one bed flat that stacks

A £170,000 ground-floor flat with a £9,500 refurbishment, a modelled end value of £230,178 and a rent of £1,400 a month. A clean deal with no listing flags, published with every comparable and room cost behind it.

Kimberley Road, Clapham: the one we said no to

A £1.295m five bed terrace where the numbers do not stack: the modelled end value barely clears the asking price. Published because a tool you can trust has to be able to say no, and to show what a no looks like in full.

Woodlands, Combe Martin: a four bed semi with real margin

A £180,000 asking price, a £17,800 refurbishment and a modelled end value of £301,795. A South West deal where the margin survives the full cost stack, comparables shown.

Crichie Circle, Inverurie: a Scottish flat that stacks

A £78,000 two bed flat with an £8,900 refurbishment and a modelled end value of £130,804. Scotland runs through the same pipeline as England and Wales, priced from local sold comparables.

East Pilton Farm Crescent, Edinburgh: big numbers, flags shown

A £115,000 two bed flat with a modelled end value of £239,265. A gap that size warrants scrutiny, so the report carries listing flags on the page rather than quiet confidence.

Bolton Road, Bradford: cheap northern stock, honestly priced

A £49,000 one bed terrace renting at £748 a month. Low ticket stock is where careless tools flatter. This one is published with its flags and its full evidence visible.

1 bed · Terraced · asking £49,000 · end value £96,164 · refurb £2,496

Osprey Drive, Dudley: an auction flat with the flag showing

A £45,000 one bed flat carrying a £16,900 refurbishment and an auction flag. The flag is the point: auction listings carry risks a headline margin hides, and the report says so.

Middle Village, Haywards Heath: a flagged flat in the South East

A £135,000 two bed flat with a modelled end value of £271,250 and listing flags attached. When a gap looks too good, the report flags the listing rather than celebrating the margin.

2 bed · Top-floor flat · asking £135,000 · end value £271,250 · refurb £3,091
