Its help centre describes the £99/£299 annual prices as first-year pricing, states the business model is referral-based, notes Scotland is not currently covered, and says it partners with PropertyData for estimates. Where Lendlord is the right choice

If you already hold properties and the pain is running them, Lendlord earns its place. Tenant management with automated rent collection, compliance monitoring, open banking, mileage tracking and HMRC-recognised Making Tax Digital submissions, much of it available on a genuinely free tier, is a strong offer for a working landlord. Its financing side, from digital mortgage applications to bridging, reflects its referral-based model, which its own help centre is upfront about.

Its deal tools are real too: a Deal Analyser and Flip Analyser, sourcing across auctions and agent listings, and postcode insights, with its estimates powered by a PropertyData partnership per its help centre.

Where PropDetect is the right choice (our view)

If the pain is finding the next deal, a portfolio manager with sourcing attached is the wrong shape of tool.
