PropertyData is the researcher's pick: sourcing alerts plus a scan of 75,000+ on-market listings against strategies, sitting on the best-known local market data in the UK, at £14 a month ex VAT with a 14-day no-card trial, the most generous entry point here. You do the interrogating; it supplies the evidence.

Lendlord comes at sourcing from the other side. It is a portfolio, tenant and finance manager first, with property sourcing across auctions and agent listings attached, and its free tier means trying it costs nothing. If you already run a portfolio in it, sourcing in the same place is a fair reason to start there.

Searchland sources land and development sites from planning, ownership and land datasets, not residential portal listings, and at £195 a month ex VAT billed yearly it is priced for developers and land sourcers rather than portal investors. It is also the only tool here with an MCP connector, so Claude or ChatGPT can query its data directly, which is a genuinely good idea none of the rest of us offer. If sites rather than houses are your trade, it is the specialist and the rest of this page is noise.

Deal Radar watches Rightmove around the clock against your criteria, appraises every match automatically, and emails only the deals that stack, each with the refurb costed from listing photos, an end value from comparable sold prices, and a strong, solid or avoid verdict across six strategies.
