PropertyData alternative: research tool or deal machine?

First, credit where it is due: PropertyData is a genuinely good product. It calls itself the leading analytics tool for UK property investors, and for raw market data that claim is defensible; its local data, postcode analytics and comparables draw on Land Registry, Ordnance Survey, Royal Mail and more than twenty other sources, and thousands of investors rely on it. We build PropDetect, and this page is for people deciding between the two, so the facts below come from PropertyData's own pages (11 August 2026) and the opinions are labelled as ours.

The real question is not which tool is better but which job you are hiring for. PropertyData hands you excellent data to research with. PropDetect does the sourcing and the appraisal itself and hands you a verdict.

Where PropertyData is the right choice

Buy PropertyData when the data itself is the product you want. If you are choosing an area to invest in, tracking yields and growth across postcodes, running a sourcing business that needs raw comparables on tap, or you are an agent or developer doing your own analysis, its toolkit is deep and its price is fair. The 14-day no-card trial means you can prove that yourself risk-free.

It also does more around the edges of research than most people realise: planning alerts, an HMO register, a finance finder, API access and a browser extension all come with the higher tiers.

Where PropDetect is the right choice (our view)

Choose PropDetect when what you actually want is the next deal, not another research session. The workflow difference is the whole point: with a research tool, you find a candidate, pull the comparables, estimate the refurb, build the appraisal and make the call, per property, every time. PropDetect runs that loop for you. Deal Radar watches Rightmove continuously, every match gets the full analysis automatically, and the ones that stack arrive in your inbox with a strong, solid or avoid verdict across six strategies, from buy-to-let and BRRR through to flip and HMO.

Two capabilities we have not found described on PropertyData's pages: refurb costs estimated room by room from the actual listing photos, and a committed verdict on the deal. Their pages describe construction cost analysis and a Deal Analyzer for buy-to-let assessments, which is a different thing from pricing this specific kitchen from its photo. In our view that gap, condition-aware costing plus a judgement, is what separates an appraisal from a dataset.

And plenty of investors sensibly run both: PropertyData for area research, PropDetect for the deal flow. At £7.99 entry against their £14, the overlap costs little.

Frequently asked questions

Is PropDetect a replacement for PropertyData?

For deal sourcing and appraisal, yes, that is exactly what it does. For raw market research data across postcodes, PropertyData remains the specialist and some investors run both: research in one, deal flow from the other.

How does the pricing compare?

PropertyData runs £14 to £60 a month excluding VAT across four tiers with a 14-day no-card trial. PropDetect runs £7.99 to £120 a month across three tiers, and every new account gets 3 free analyses with no card needed. Both are rolling monthly contracts.

Does PropertyData estimate refurb costs from photos?

Its pages describe construction cost analysis and a Deal Analyzer for buy-to-let assessments; they do not mention photo-based refurbishment estimation. PropDetect prices refurbs room by room from the listing photos, and shows the figures so you can edit them.

Can I try both before choosing?

Yes, and you should. PropertyData gives 14 days without a card. PropDetect's trial includes free analyses, so the fair test is pasting the same Rightmove listing into each and comparing what comes back.

Judge it on a real deal

The honest way to choose deal analysis software is to run the same property through it. Create a free account, paste any Rightmove listing, and read the verdict PropDetect gives it: refurb costs, comparable valuations, rent, GDV and ROI across six strategies. Your first 3 analyses are on us, no card needed.
