Property Filter pricing: what each tier really costs
This page sets out Property Filter's pricing as published on their own pricing page, checked 18 August 2026, with the VAT and annual maths done for you. Their pricing page has also flagged that prices are due to increase, so always confirm current figures on their site.
The structure is three tiers, all with an 8-day full-access free trial, no contract, and roughly 20% off for annual billing. The tiers differ in software limits and in how much of the training and community programme you unlock.

The real cost once VAT is on
UK VAT at 20% applies on top of every advertised figure, which matters at this price point. Explorer at £100 a month is £120 in practice, or £1,440 a year on monthly billing; the annual rate of £80 plus VAT works out at £96 a month, £1,152 a year. Investor lands at £1,728 a year on the annual rate. Deal Maker at £250 monthly is £300 with VAT, £3,600 a year, falling to £2,880 on annual billing. If you are VAT registered you may reclaim it; most private investors cannot.
The annual discount is the obvious lever: around 20% off every tier, worth £288 a year on Explorer and £720 on Deal Maker. The trade is commitment, and with their site flagging a price rise, locking an annual rate may age well if you are certain you will use the membership.
Which tier fits which investor
Explorer's limits, three saved searches, ten postcodes, one letter campaign, suit someone proving the method in a single patch. Investor is the tier their own page marks most popular, and its limits fit an active investor working a few areas with the deal clinic behind them. Deal Maker's unlimited campaigns and negotiation-stage calls are aimed at people running direct-to-vendor at volume, closer to a sourcing business than a sideline.
Worth being honest about what the money buys at every tier: a large share of the price is the programme, the training blueprint, the weekly calls and the community, not the software limits. That is the right spend if you will show up for it, and dead weight if you will not.
How that compares to alternatives (our view)
Pure-software tools cluster far below membership pricing. PropertyData runs £14 to £60 a month for research data.
